COWETA COUNTY

Coweta County Continues to See a Sellers’ Market with Prices Continuing to Increase!

Active Listings:

We had over 441 homes listed for sale during March in Coweta County which is about a 20% increase from this time last year! The average lists prices are up slightly from this time last year. Although we are seeing more inventory sellers are still getting about their asking price and the average days on the market is the same as this time last year. Buyers have more options in housing compared to last year but you still need to remember that it is a sellers’ market so you need to be competitive when submitting in offers. It is the time of year where sellers start to prepare for the spring/summer market, so I would expect us to start seeing an increase in the number of homes being listed.

Sold Listings:

The number of homes that sold in Coweta County in March is down some from the year before. Some of that could be from having less inventory in previous months than we saw in 2023. One trend that continued was that the average sold price continued to increase some from 2023. The average day on the market was about the same as it was this time last year.

Lake Redwine Also Continues to See a Sellers’ Market!!!

Active Listings:

The market seems to be picking up in Lake Redwine! We had 5 new listings in March which is more then the past few months! We continue to have low inventory in the neighborhood and less inventory this year than last year. Lower inventory is good for sellers because buyers are competing over fewer homes. This may be why the list price to sales price ratio is so high currently. Again, buyers, you need to present your best offer the first time. Sellers may not be willing to hassle through counter offers, especially if there’s a competing offer.

Sold Listings:

The number of homes that sold in Lake Redwine is about the same as this time the previous year. The average price of homes is a little less then this time last year, however keep in mind that this number depends on the price ranges that homes are selling in for that specific month and if we look at year over year we are still seeing that number increase. The average days on the market has decreased, which isn’t that surprising with the lack of inventory and the continued desire to live in Lake Redwine.

Yearly Trends I’ve Noticed:

As we continue to see the number of homes available decrease we also have seen a decrease in the average number of days on the market. I think it is safe to say that it is still more of a sellers market at the moment in Lake Redwine. With the shortage of inventory sellers are getting asking price or extremely close to it, so buyers still need to put their best foot forward when making an offer. For sellers it is the perfect time to sell!
